Indian Peaks Marketplace Residential Preliminary Planned Unit Development (PUD)

Location: Highway 42 and Baseline Road / Indian Peaks Filing No. 18 (Indian Peaks Marketplace Residential)

Description: Indian Peaks Marketplace Residential is proposed on two sites: north site and south site. Both sites are in the vicinity of the Indian Peaks Marketplace commercial area located at the southwest corner of Baseline Road and Highway 42/95th Street. The proposal is for 31 single-family detached units or "wee cottages" and a pocket park on the north site. Access to the north site is from Baseline Road or Rose Drive. The proposal for the south site is 16 duplexes (32 units) and a perimeter trail. Access to the south site is from Highway 42/95th Street or Paschal Street. The applicant is Boulder Creek Neighborhoods.

Development Process: 

Online Forum: The online forum occurs prior to the submission of a formal development application. The online forum is a 10-day process for neighbors and interested parties to comment on a pending development proposal. The 10-day online forum for the Indian Peaks Marketplace Residential started on July 20, 2022. The forum was extended until August 5, 2022. The online forum for comments is now closed.  Please check this page for updates on the project and additional opportunities to provide comment.

Pre-application meeting with Applicant and Staff: The Applicant may meet with City Staff to discuss the application fifteen or more days after the first day of the online forum.

Formal Application Submittal: The Applicant may submit a formal application after the Pre-application meeting (fifteen or more days after the first day of the online forum).

Neighborhood Meeting: Applicant will hold a Neighborhood Meeting within fifteen days of the formal application submittal.

Preliminary PUD Development Review: The City's Development Review Team will review the plan for compliance with the municipal code.

Planning Commission Review: A preliminary PUD requires Planning Commission approval after a public hearing. This meeting date will be set after the Development Review is complete. Please check this page for updates.

Concurrent with the Preliminary PUD will be reviews for a Preliminary Plat to create individual lots for the units and a Special Use Review for single-family residential uses in the B1 zone.
